Franklin is our president and principal real estate appraiser. He has varied experience in South Texas and Mexico and provides court testimony, consulting, and traditional commercial real estate appraisal. Prior to founding Flato Realty Advisors, Franklin served as Appraisal Manager for Grubb & Ellis in San Antonio. Before this, he served 22 years as Senior Commercial Real Estate Appraiser for Dugger, Canaday, Grafe, Inc. Previously, Franklin worked at his family’s firm, Flato Realty Investments, Inc. as Leasing Director. Franklin graduated from the University of Texas at Austin.
Rose organizes our office and administers our operations including client and vendor relations, file management, bookkeeping, human resources, etc. Rose is our go-to person for report formatting and submission to clients. Before joining Flato Realty Advisors, Rose worked at the Fort Bend County Attorney's Office assisting in litigation of real property cases. With strong administrative skills, Rose's expertise in customer service, file organization, and document preparation is invaluable. Rose holds a Bachelor of Arts in Interdisciplinary Studies with a Minor in Women’s Studies from the University of Texas at San Antonio.
Ted is a Certified General Real Estate Appraiser. Prior to joining the Flato Realty Advisors, Ted directed large nursing home properties and founded Heart to Heart Homecare. Prior to this, he worked as a commercial real estate appraiser analyzing both complex and non-complex properties at firms including Love and Dugger, Cushman & Wakefield, his own firm, and the Aegis Group. Ted earned BBA and MBA degrees from Baylor University.
Grace is working towards becoming a General Real Estate Appraiser. Prior to joining the firm, Grace served as Marketing Administrator at Grubb & Ellis; Technical Support Agent for TeleNetwork; and Sales Representative at Ralph Lauren. Grace decided to shadow her father through the founding of Flato Realty Advisors and gained experience in helping to create a company from the ground up. Grace holds a BA in International Business from Texas State University.
Janine is a Certified General Real Estate Appraiser. Before joining Flato Realty Advisors, Janine worked in restaurant management. Janine Brings skills in customer service, research and analysis, and report writing to the team. Janine holds a Bachelor of Arts in Psychology and a Master of Science in Business from the University of Texas at San Antonio.
Brandt is a Certified General Real Estate Appraiser at the firm, where he has specialized in commercial, land, and ranch property valuations since 2021. A San Antonio native, Brandt began his career with Yantis Company, a leading heavy civil construction firm, before earning his degree in Agricultural and Applied Science from Texas Tech University. Brandt's professional experience includes healthcare, advertising, oil and gas, and ranch management, providing a broad perspective that enhances his ability to analyze complex and non-complex properties across South Texas, the Gulf Coast, and West Texas. Outside of work, Brandt enjoys spending time with his wife, Rachel, and their two dogs, running, and exploring the American southwest.
Ryan is a Certified General Real Estate Appraiser. Prior to joining Flato Realty Advisors, Ryan gained valuable experience opening a Pizza Hut Restaurant in South Texas; as the General Manager, he developed the skills needed to staff, maintain, and grow a million-dollar store. Ryan brings valuable experience and knowledge including customer relationship management, critical thinking, and team building to the team. Ryan holds a Bachelor of Business Administration with a Minor in Real Estate from the McCombs School of Business at The University of Texas at Austin.
Richard started with Flato Realty Advisors in 2025 and is currently working towards becoming a General Real Estate Appraiser. Richard has more than 5 years’ experience as a licensed Realtor and Mortgage Loan Officer with a focus on residential real estate acquisitions, dispositions, and complex title resolutions. Richard brings valuable experience and expertise in relationship management, team building, problem solving and data analysis.
Michael started with Flato Realty Advisors in 2025 and is currently working towards becoming a General Real Estate Appraiser. Prior to joining Flato Realty Advisors, Michael was an online-based small business owner. Before moving to Texas, Michael spent 16 years in the bookkeeping and business management field where he provided financial account management services to clientele in the worlds of Hollywood entertainment and professional sports. Michael brings his analytical mindset, attention to detail, and can-do attitude to the team every day. Michael holds a Bachelor of Arts degree in Theological Studies from The King’s University in Southlake, Texas.
